What’s Your Mortgage DNA?
By Samantha Shelton, Broker Owner & Mortgage Loan Originator at Align Lending (NMLS #2041154) · Updated August 2026
Quick answer
Mortgage DNA is a preference profile, not a credit or eligibility assessment. It maps how you weigh six things: payment sensitivity, liquidity, long-term cost, flexibility, certainty and speed. Knowing your weighting makes strategy conversations faster, because the tradeoffs get evaluated against what you actually care about instead of a generic default.

Why lowest rate isn't always the only number worth comparing
Two clients can look identical on paper and want completely different structures. One wants the smallest payment possible; one wants to keep every dollar of savings liquid. If I don't know which one you are, I'm just guessing — and guessing shows up later as regret.
Why this matters
Mortgage decisions are tradeoffs between competing goods. Naming your priorities makes those tradeoffs explicit.
Stated preferences and observed behavior sometimes disagree. Seeing the tension is often the most useful part of the exercise.
A documented preference profile carries into your plan and into the advisor conversation, so you don't have to re-explain yourself.
What changes the answer
- Timeline
- Speed pressure changes how much comparison is realistic.
- Liquidity comfort
- How much cushion you need shapes the cash decision more than the math does.
- How long you'll keep the home
- Long-term cost weighting depends heavily on expected tenure.
- Certainty preference
- Some people pay for predictability; others accept variability for flexibility.
